The fee is moving from two sides of the booking to the host payout
The exact percentage varies, so do not rely on a headline alone. Check the fee shown in your own Airbnb account and on actual reservations.
Host and guest each pay a service fee
- Most hosts: about 3% deducted from the host payout.
- Guests: typically 14.1%–16.5% added to the booking subtotal.
- Some locations and circumstances use different percentages.
The service fee comes from the host payout
- Most hosts: 15.5% deducted from the host payout.
- Other host fees are typically 14%–16%.
- The guest no longer sees a separate Airbnb service fee under this model.
Find your real fee—not somebody else’s screenshot
Open your earnings
On desktop, go to Today → Menu → Earnings, open an upcoming or paid transaction, and find “Airbnb service fee.”
Preview the guest total
In Calendar, select the listing and date, open Price per night, then view Guest price before taxes.
Check connected software
Confirm how your PMS, channel manager, and pricing tool send rates and markups to Airbnb.

Set a payout target
Start with the net revenue the stay needs to produce—not a blanket percentage increase.

Check channel-specific adjustments so a manual change does not stack on top of an automated one.

A direct-booking site is a channel—not a magic faucet
Owning the guest relationship can reduce platform dependence, but a website alone does not create demand. The strongest approach is usually a balanced channel strategy.

- A trustworthy, mobile-friendly website and booking engine
- Secure payments, agreements, policies, and fraud controls
- Calendar and rate synchronization with every active channel
- A plan for repeat guests, email, search, referrals, or advertising
- Ongoing hosting, software, payment-processing, and marketing costs
