Airbnb Fees Are Changing. Is Your Pricing Ready?

Airbnb says it is transitioning all home hosts from the split-fee model to a single host fee. Depending on where you live and whether you use property-management software, your account may already have switched or may be scheduled to switch.

What Airbnb says is changing

The fee is moving from two sides of the booking to the host payout

The exact percentage varies, so do not rely on a headline alone. Check the fee shown in your own Airbnb account and on actual reservations.

Split-fee model

Host and guest each pay a service fee

  • Most hosts: about 3% deducted from the host payout.
  • Guests: typically 14.1%–16.5% added to the booking subtotal.
  • Some locations and circumstances use different percentages.
Single-fee model

The service fee comes from the host payout

  • Most hosts: 15.5% deducted from the host payout.
  • Other host fees are typically 14%–16%.
  • The guest no longer sees a separate Airbnb service fee under this model.
Important: Airbnb says the new structure applies to new bookings after an account is switched. Existing bookings keep their original fee treatment, and hosts cannot switch back after moving to the single-fee model. For U.S. non-PMS hosts, Airbnb’s pricing-adjustment deadline was September 15, 2026; PMS users not already migrated are scheduled for October 13, 2026.

Same listed price. Very different host payout.

This is Airbnb’s own simplified illustration. It uses a 3% split host fee and a 15.5% single host fee, excluding host-added fees and taxes.

Practical next steps

Protect the payout without pricing yourself out of the market

1

Set a payout target

Start with the net revenue the stay needs to produce—not a blanket percentage increase.

2

Review PMS markups

Check channel-specific adjustments so a manual change does not stack on top of an automated one.

3

Recheck PriceLabs

Make sure base prices, minimums, and restrictions still produce competitive guest-facing totals.

4

Compare the whole market

Guests compare totals, property quality, flexibility, and trust—not just your nightly rate.

Does direct booking fit?

A direct-booking site is a channel—not a magic faucet

Owning the guest relationship can reduce platform dependence, but a website alone does not create demand. The strongest approach is usually a balanced channel strategy.

What a real direct-booking setup needs

  • A trustworthy, mobile-friendly website and booking engine
  • Secure payments, agreements, policies, and fraud controls
  • Calendar and rate synchronization with every active channel
  • A plan for repeat guests, email, search, referrals, or advertising
  • Ongoing hosting, software, payment-processing, and marketing costs
